What to budget for beyond the price of a property

The price on the brochure is rarely the whole cost of owning. Transfer charges, finishing, furnishing and upkeep all arrive after you say yes. Here is a plain way to plan for them before you commit.

01

The price is where the budget starts

Most buyers fix on one number, the price, and plan everything around it. The better habit is to treat that number as the first line of a longer list. Whatever you can spend in total should be divided between the property itself and the costs that come with it, and it is far easier to do that before you sign than after.

Ask the developer to list every payment you will make between booking and moving in. A clear schedule on paper is worth more than any discount offered on the day.

02

The costs people forget

Transfer and registration charges, legal fees and any society or maintenance deposits are paid in addition to the price, and they are due on dates you do not control. Add a sensible margin to each rather than the minimum.

Then count what happens after handover. A home needs furnishing and a shop needs fit-out, and both take longer and cost more than expected. If you are weighing a residential scheme such as Dream Oaks Villas against a commercial unit, the fit-out and running costs will differ, so budget for the one you are actually buying.

03

Keep a reserve, and ask early

Set aside a reserve for the unexpected, so that a delay in a payment or an extra fee does not force a hurried decision. A purchase that is comfortable on paper but leaves no room is a purchase that can become a strain.

If any line on the list is unclear, ask before you pay. Browse our projects to compare what each scheme includes, read about our process to see what happens at each stage, or contact our team and we will walk through the numbers with you.
