A buyer's checklist before you visit a property site
A site visit is where a purchase is won or lost. Go with a short list of questions, know what to look at and what to ask for in writing, and you will come back with facts instead of impressions.

Prepare before you go
A site visit goes better when you arrive with a list. Write down your budget, the size you need and the date you need the keys. Then write down the three things you would regret not asking. People who go in with a list tend to leave with answers, and people who go in without one tend to leave with a brochure.
Ask the sales team in advance who will meet you. The best visits are led by someone who can speak for the construction as well as the price, because the questions that matter most sit between the two.

What to look at on the day
Look at the work, not the model. If it is safe to do so, look at the finish of the concrete, the alignment of the columns and the neatness of the services. A site that is tidy and orderly is usually a site that is well run.
Then look outward. Walk to the nearest main road, the nearest school and the nearest shop. A development such as Sapphire Mall and Apartments is only as useful as the access around it, and you can judge that in ten minutes on foot.

Leave with it in writing
Before you pay anything, ask for the approvals, the payment schedule and the handover date in writing. A developer that is proud of its record will hand these over without hesitation. If an answer is vague on the day, ask for it again by email and keep the reply.
