One decision, made early
Most defects in a finished building start as a substitution. A tile that was out of stock, a fitting that was swapped for a cheaper one, a paint that was changed for the last floor. Each looks harmless alone. Together they make a building that no longer matches itself.
Fixing the materials before the first slab is poured removes that temptation. The specification becomes a promise to the people who will live there, and everyone on site works to the same sheet.

Why consistency is the real luxury

What to ask your developer
Ask for the material schedule, not the brochure. It should name the product, the supplier and the area it applies to. Then ask how the developer makes sure that what is delivered on site is what was written down.
