What makes a shop worth renting or buying
Footfall is the headline, but it is not the whole story. Layout, access, parking and the neighbours decide whether a shop earns its keep. Here is what to weigh before you commit.

Footfall is only the start
A busy street is not the same as a busy shop. What matters is how many of the people passing actually come in, and that depends on visibility, a clear entrance and an easy place to stop. A shopfront set back behind a pillar can lose much of its custom to the shop next to it.
Visit at different hours before you decide. A road that is full at noon may be quiet at six, and the pattern should match the trade you intend to run.

Layout and access
Look at how deliveries arrive, where customers park and how staff reach the back of the shop. Arcades such as Dream Oaks Arcade and Khushbakht Arcade in B-17 are planned around the trades that take space on them, so loading and frontage are designed in rather than added later.
Check the unit itself. Ceiling height, column spacing and the position of services decide how many fittings you can fit and how flexible the space will be if your tenant changes.

The neighbours matter
A good mix draws people for more than one reason. A pharmacy, a cafe and a clothes shop together pull a wider crowd than any one of them alone. Ask who the anchor tenants are and whether the developer manages the mix.
